Choose one viewer and one purpose
A new-listing Reel for first-time buyers needs a different opening from an open-house reminder for move-up buyers. Do not ask one 15-second video to do every job.

Select four to eight useful photos
Choose images that reveal a sequence: exterior, main living space, a defining feature, one or two supporting rooms, and a closing image. More photos do not automatically create a better story.

Write the opening before adding motion
The first frame should name one reason to stay. Lead with a buyer benefit, an unexpected feature, or a useful contrast—not a logo animation or a generic “dream home” claim.

Order the photos like a short tour
Move from context to proof. If the hook promises a connected backyard, show that connection early instead of making the viewer wait through unrelated rooms.

Use motion to reveal, not decorate
A restrained pan, push, or crop can guide attention inside a still image. Keep each photo readable long enough to understand it, and avoid transitions that distort walls, furniture, or room proportions.

Let captions and narration do different jobs
Use the voice-over to tell a natural story. Keep on-screen text shorter: the hook, one feature, and the next step. Reading the same sentence twice makes the video feel slower.

Preview the platform crop and publish one CTA
Keep important text away from interface overlays, check the final mobile preview, and end with one action such as save, message, book a tour, or attend the open house.
